How do I find property with GWO Land?

When you reach out to us, we listen and ask questions about features you are seeking in a property.  That property may not exist on our site today, but we aim to locate and present those options.  Once you’ve selected a property, we’ll list it and follow the three simple steps to owning land.

Affordable Owner-Financing

Instead of obtaining a loan from a bank, GWO Land will finance the property with no credit check or pre approval.  Once you place a down payment, we will accept the monthly payments directly instead of having a third party involved.  In essence, we act as the bank.

In addition to the monthly principal payment amount and any interest, we charge prorated property taxes and a loan service fee.  Similar to escrow, we pay the annual taxes for you that have been collected monthly.  The note service fee is used to pay for convenience services such as bank and payment processing services, similar to why some companies charge for a fee for using a credit card. 

In general, you are able to visit and enjoy it recreationally in the short-term. 

It is generally okay for you to place an RV or camper on the property for short periods.  Please note that this activity is regulated by the county and you must obtain a permit and notify me in writing. 

You are not able to alter the property or build a permanent residence on the property while you are making payments.  

Once the property is paid in full and the deed has been recorded in your name, you are free to do anything on your property in accordance with county and state zoning and other regulations.  It is the buyer’s ultimate responsibility to confirm what is allowed on the property.  

Please feel free to drive by any of our properties to take a look for yourseslf!  We unfortunately can’t meet you at the property as we invest in land across the country and may not be local to all specific locations.

With our financing model, we don’t charge a pre-payment penalty. 

If you need to alter or wish to cancel your monthly payments due to hardship, feel free to drop us a note and we will do our best to assist.
